

Standard apartments are nominally 120m2 while penthouses range up to 410m2. Both include another 15 to 25m2 of dry and refrigerated storage nearby (the actual deck area occupied by a standard apartment not including separate storage, is about 129m2, subject Lloyd’s Register final measurement).
Once an interior design / theme selection is made each apartment is provided with an individual very detailed specification / contents list plus plans models, etc. applicable only to that apartment, and which will almost certainly vary from apartment to apartment.

The first (1st) stage payment is due on contract signing and / or when Lloyd’s or equal, confirm that the vessel has or can start construction, with the insurances required in the shipbuilding contract in place from reputable underwriters arranged by Marsh and Ernst & Young confirming that key items of machinery required to ensure Raffles timely delivery will be ordered within 14 days.
The interim two (2) payments 2nd and 3rd due during construction are related to certified stages of construction reached, or agreed events confirmed by Lloyd’s Register or equal to the bank, with their timing variable and subject to the construction process / timing but probably 9 + 14 months after the first payment.
The final two (2) tranches the 4th and 5th are not due until approximately the last two (2) weeks of Raffles construction in about month 24 – 26 and are related to first its technical and then legal completion / acceptance.
If owners opt for the normal 1 year guarantee from the builder then the owners / Raffles Ltd. may retain 5% of the total purchase price in cash for the same period as security against the builder's performance of its guarantee obligations. Or at the builder's option they may issue a performance bond for a similar amount valid for 1 year (see also optional 5 years guarantee below).
Early booking will allow buyers to select from 5 different apartment themes / styles / furnishings / colour schemes providing about 60 plus, variations but with the internal divisions / arrangements possible virtually unlimited.
The “price” shown of the ten “penthouses” is only basic / indicative per m2, based on a higher standard of finish / outfit. A final price will be quoted on an individual basis after confirming a written specification based on a written RFP agreed with individual penthouse purchasers.
If ordered early in construction, duplex, or larger or smaller 1 to 3 bedroom + apartments can be provided from multiple adjacent standard apartments (and penthouses) thanks to the unique flexibility of Raffles superstructure design. Their price will also be quoted individually based on a written RFP from prospective purchasers.
Apartments that are customised after allocation and / or that involve additional expenditure on behalf of that apartment owner will be individually quoted with the additional difference, basic to customised cost, paid as an additional sum and direct to builders / AMS as separately agreed (the additional cost will include builders insurance cover for the increased value of the apartment).
An optional unique experience, only available to early Raffles (apartment) buyers, is their being directly involved in planning, designing and furnishing their own apartment during the final about 12 months of Raffles construction.
For this purpose an optional (monthly) package of house or serviced apartment or 5 star hotel plus car / driver plus PA / secretary / purchasing assistant lets you live with Raffles while your apartment is furnished, with your input, to your exact specifications (subject to Lloyd’s approval).
